The prime booking season for North America's ski destinations typically kicks off after Labor Day. However, many people start booking even earlier.

If you're planning a weekend ski trip during a non-holiday period and are flexible about the type of property, you should find plenty of options if you book in early fall. For specific properties, it's wise to secure your reservation as early as possible.

For those looking to book during holiday periods or special events like the Sundance Film Festival in Park City, it's crucial to plan well in advance. Start searching at least eight months ahead to ensure you find a property that meets your needs, as competition is high during peak times.

Breckenridge, Peak 8 - Colorado

Booking Rates and Timing in Colorado and Utah

Booking rates for vacation rentals in Colorado and Utah can vary significantly based on the time of year, with peak winter months seeing the highest demand. Here are some statistics to consider:

Colorado

  • Vail: Similar to Aspen, Vail sees occupancy rates around 85-95% during the ski season, with prices for condos and homes increasing by 50-100%. Bookings are often made 8-10 months ahead, especially for ski-in ski-out homes.
  • Breckenridge: Peak winter months see an occupancy rate of around 80-90%, with rental prices rising by about 40-80%. Visitors usually book 6-9 months in advance.
  • Steamboat Springs: Steamboat experiences peak occupancy rates around 85-90% during the ski season, with rental prices increasing by 30-70%. Guests typically book 6-9 months in advance, with holiday periods often requiring even earlier reservations.

Utah

  • Park City: During the Sundance Film Festival, occupancy rates skyrocket to nearly 100%, and rental prices can increase by 200-300%. For the rest of the ski season, occupancy rates are around 90%, with rental prices doubling compared to off-season. Many guests book 9-12 months in advance.
  • Deer Valley: Similar trends are observed, with peak winter occupancy rates around 85-95% and prices increasing by 50-100%. Bookings are commonly made 8-10 months ahead.

During the winter months chair access is only 3 blocks away, and during the summer months guests love being so close to the bike path taking them to Betty Ford Alpine Gardens and amphitheater to the east and Vail Village to the west.

The Canyons, Utah - Juniper Landing - 2 Bedroom 

Juniper Landing is a more afforadable option, located near the Canyons Village. A two-bedroom and two and a half bath ski condo with 1,622 sq. ft. and can accommodate up to eight guests. Juniper Landing offers  ski-in/ski-out access via the nearby Frostwood Gondola. There's also a shuttle to destination throughout Park City.  

Deer Valley, Utah - Arrowleaf 3 Bedroom Condo 

This condo has 2,000 sq. ft. of living space, three cozy bedrooms, 3.5 baths, can accommodate nine guests, and offers ski-in/ski-out access. Three night minimum stays. Lots of mountain charm.
