High on a Vitet hillside with sweeping views over the island's green hills and the wide blue Atlantic, Villa Kaya (KYA) is an architecturally unique home, full of intriguing eye candy and yet perfectly suited to a relaxed Caribbean vacation. The luxury rental property was designed by its owner, who paid careful attention to every detail and brought in a team of skilled artisans to work with the finest natural materials. Exposed wooden beams on the ceiling add distinct character. But for all the beauty and elegance, the villa has a cozy and comfortable charm—it is very much in the spirit of St. Barth.

The flexible layout makes Villa Kaya (KYA) accommodating for groups of friends or extended families who want to share a house with ample spaces for socializing during the afternoons and evenings but with well-separated, private sleeping quarters to retreat into when it’s time to be quiet and still. As the spaces are organized around the pool and several outdoor lounge areas, the house is easy to navigate. Even when all three bedrooms are used, the feeling remains intimate.

The main building includes a living room with sectional couches, which can be opened up to connect with the outdoor living area on a covered terrace. A full-service kitchen and dining area with a six-person table are also on this level.

The master bedroom lies down one flight of stairs. Its unique architectural features include two windows situated below the water level of the pool, giving the room an unusual underwater view. This room also has a private deck and indoor sitting areas. The other two bedrooms are in a separate pavilion. Each of the bedrooms has an ensuite bathroom with a shower.
