Welcome to 3BD Ka‘Ulu Villa (109A), a newly redesigned retreat within the exclusive Hualalai Resort on Hawai‘i’s Kona-Kohala Coast. Completely refreshed in October 2024, this sophisticated three-bedroom villa combines contemporary island design with sweeping views of the Pacific, Maui, the golf course, and Mount Hualalai.
Spanning 2,577 square feet of interior living space and nearly 1,000 square feet of lanais, the residence is designed for effortless indoor-outdoor living. Thoughtful furnishings, original artwork, expansive outdoor spaces, and lush tropical surroundings create a refined yet relaxed atmosphere that captures the essence of Hawai‘i.

This inviting suite features two twin beds that can be converted to a king upon request, an en-suite bathroom with tub and shower combination, and private lanai access overlooking lush tropical surroundings.

The upper-level suite features a king bed, private access, and an en-suite bathroom with walk-in shower. The suite opens toward a mountain-view lanai, providing a peaceful retreat with elevated views.

Resort Access & Seasonal Rates
Daily resort access fees apply to guests who wish to access Hualalai Resort amenities. These fees are paid directly to Hualalai Resort and are not included in the rental rate. Resort access is optional and subject to Resort policies, availability, and applicable fees.

Guests may opt into Resort access for a minimum of two consecutive days, and the entire household must participate. Following booking, the Resort team will coordinate access directly with guests. Because Hualalai Resort operates independently from the property management company, Resort fees, policies, and available amenities may change without notice.
During Shoulder and Peak Seasons, booking-window and chaise-lounge policies do not apply. During Peak of Peak Season, rental guests may submit on-property reservation requests through Club Concierge beginning 60 days before their resort access start date.
During Festive Season, a dedicated Festive Concierge Desk opens in mid-November to facilitate on-property reservations.
During Peak of Peak and Festive Seasons, chaise lounges for residential and rental guests are available on lawns and beaches only, as directed by Pool Operations.
Location
Ka‘Ulu Villa 109A enjoys a prime Hualalai location, providing convenient access to the resort's beaches, restaurants, and recreational amenities.
Guests can walk or use the included golf carts to reach Hualalai's restaurants and beach areas, while Kua Bay, Makalawena Beach, and the shops and dining of Kailua-Kona are just a short drive away.
Two four-person golf carts are included, making it easy to explore the expansive resort and enjoy the Kona-Kohala Coast at your own pace.

Important Resort Notices
Chairman's Club Event
The annual Chairman's Club Event will take place at the Four Seasons Resort at Hualalai from Monday, November 30 through Saturday, December 5, 2026. Access to the resort and certain amenities will be limited during this period. Resort access is managed entirely by Hualalai Resort and may change at its discretion. Guests should contact Hualalai Resort directly for the most current information.
Mitsubishi Electric Championship
Each January, Hualalai Resort hosts the Mitsubishi Electric Championship. This event may result in temporary modifications to guest access at select resort amenities.
Beach Tree Pool Closure
The Beach Tree Pool at Hualālai will be temporarily closed September 8–November 15 for repairs and enhancements. Beach Tree Restaurant will remain open for lunch and dinner, with continued beachfront food and beverage service available during the project.
Guests who purchase access to the Hualālai Resort amenities package may continue to enjoy the resort's other swimming facilities during the closure. Guests may also enjoy the shoreline area with their own beach chair from the residence.
Ironman World Championship
During the Ironman World Championship in October 2026, with race day scheduled for October 10, significant road closures and traffic delays are expected throughout the Kona and Kohala areas. These closures may affect driving routes and travel times during the stay. Detours and traffic-control measures will be in place, and guests are encouraged to plan accordingly.
