During Shoulder and Peak Seasons, booking-window and chaise-lounge policies do not apply. During Peak of Peak Season, rental guests may submit on-property reservation requests through Club Concierge beginning 60 days before their resort access start date. During Festive Season, a dedicated Festive Concierge Desk opens in mid-November to assist with on-property reservations.
During Peak of Peak and Festive Seasons, chaise lounges for residential and rental guests are available on lawns and beaches as directed by Pool Operations.
Rental guests have a one-time opportunity to opt into resort access during their stay. The entire household must participate for a minimum of two consecutive days without interruption.

Important Resort Notices
Hualalai Resort Events
The annual Chairman’s Club Event will take place at Four Seasons Resort Hualalai from November 30 through December 5, 2026. Access to the resort and certain amenities will be limited during this period. Resort access is managed entirely by Hualalai Resort and may change at its discretion. Guests should contact Hualalai Resort directly for the most current information.
Each January, Hualalai Resort hosts the Mitsubishi Electric Championship, which may result in temporary modifications to access at select resort amenities.
Nearby Construction
As a newly built home within the Hualalai Resort community, the property is located near ongoing construction on nearby lots above and below the residence. While construction is not immediately adjacent, guests may experience occasional daytime noise or visual impacts. Rates have been adjusted accordingly to provide excellent value and account for any potential inconvenience.
Beach Tree Pool Closure
The Beach Tree Pool at Hualalai will be temporarily closed September 8–November 15 for repairs and enhancements. Beach Tree Restaurant will remain open for lunch and dinner, with beachfront food and beverage service continuing during the project. Guests who purchase access to the Hualalai Resort amenities package may continue to enjoy the resort’s other swimming facilities during the closure. Guests may also enjoy the shoreline area with their own beach chair from the residence.
Ironman World Championship
During the Ironman World Championship in October 2026, with race day scheduled for October 10, significant road closures and traffic delays are expected throughout the Kona and Kohala areas. Guests should plan accordingly, as driving routes and travel times may be affected.
